Staging Vacant Residential and Commercial Properties

Adorn Home Staging will come to any vacant or occupied property that needs Staging, view the property and prepare a bid.  We price our Staging by the square footage of the property, number of rooms to be staged, and the amount of items that are placed in the property.  The home owner or realtor will have an estimate e-mailed to them within 24 hours of viewing the property.  Each estimate will be broken down with a description of what will be in each room.

 

Cost – An average price for staging a vacant home is $1,100

             An average price for staging a one bedroom vacant condo is $750

          ( we do as little or as much as you want)

 

The cost includes:

Design– A custom design to enhance the properties features.

Staging-selecting furnishings and accessories and placement.

Delivery, installation and pick-up.

Patching and filling of any holes made to hang art work, and mirrors.

Maintenance of the property while staged.

The first 30 days of Staging.

Consultations 

$100 up to $300

Depending on the clients decision this can either be a verbal consultation or a formal written consultation with photos of the areas to be improved upon.  Adorn stagers will come to your property and do an on site consultation beginning the moment we drive up.  The staging design begins at the curb.  We will go room by room and discuss with you the options needed to make your property a show case for those prospective buyers.

· A typical home buyer decides if they are attracted to a home within 8 to 10 seconds.

· Only 10% of home buyers can actually visualize the potential of a home.

· U.S. Housing and Urban Development reports a staged home sells 17% higher than an un-staged home, on average.

· Staged homes sell on average 6.32% over the listed price, un-staged homes only average at 1.6%.

For a staged house was 13.9 days versus 30.9 for an un-staged house.
